The lady and man who live facing your tenant's front door, have asked me several times to mow your tenant's weeds...they sit out there at night, this is why I asked you.


So I mowed his area by the street the grass was over the top of my 12" big mower wheels..It took 3-times to cut those weeds...$60

I cut the 24.4-inch weeds by the front door...$20 the brick edge above the weeds is 24.8 inches off the ground

he never mowed his yard this year...can you just take it out of his deposit, for leaving the house so unattended. All of us have looked at his tenant incompetence for months. I wish you had told him so I would not have to mow, I do not even like to mow.

The stories you told me about your neighbor John going around on your behalf reminds me of an old Chinese idiom that "The great thieves hang the little ones" or "A wicked person needs to be harassed/bedeviled by another."

Any way, has your parking problem been resolved?


The story Xin Min is referring to is I was having a parking problem with 1016 next door and was being blocked from leaving. Barry and I were by my garage talking and John came out and after hearing what was going on. He went over and knocked on 1016 and told them to move their cars. Then, he went to 1018 and 2-girls lived there, and he scared the hell out of them, I heard this and I apologized to them. I told Xin Min this was a very aggressive action and John did not even know me! The psychological question is “Why” was John's actions of protection, so immediate, dramatic, and forceful?

I stayed at home all 2020 because of the virus and just came out to get the mail, go to Homeland, walk up to the Fraternity House or down to the Vets Hospital just to get out or sunbathe in my garage or to mow the yard.


I never thought about it, but John would take his trash out and come over to talk. I check my mail every day, just habit, John’s was always full he did not get his mail. I did all the talking he just nodded his head or yea. We were pleasant as neighbors go, he just had some weird ideas. John told me when he rented the house, “He’s going to put his weight equipment in the garage, open the door and wait for the Sorority girls to walk by, and then, he can meet them.” I told him, “That’s the strangest thing I ever heard. We are in the middle of a pandemic!!”

Got back from Dallas a little bit ago


John came over to the house the next day, rang the bell and stepped inside and he gave me the $80 and said, “I thought you would charge me $5 for the doorway and $20 for the front.” I said, Ok, and I showed him the pics from my cell. I told him these are weeds, not grass and they just lay down and you have to go over it 2 or 3times. I could see he was not happy, he just turned and walked away.


On Sept 4, 2020 Dylan purchased a 2004 Jeep Liberty


On Oct. 18, 2020, when I went to leave and my right front tire was flat. I was not flat yesterday. Called Geico they came and tried to air up my spare on the back of the Jeep. We discovered an icepick size hole at the bottom and on the outward-facing side of the tire. This $250 spare is tire was worthless. I had no other spare, the agent filled my tire and I drove quickly to the QuickChange Oil around the corner. They said the nail was too big for them to repair. They sent me to Big O Tire I asked the man and he said, It was about the size of a 16 penny nail. At that time I did not know, I should have gotten the nail.


It seems to me these two events were connected because I had just bought the Jeep and checked the tires and pressure as I was walking around the car. There was nothing wrong with the spare tire it was inflated and almost new.


Now, the first thing you notice about John’s pattern of behavior, he never sends a message earlier in the evening, when it first got loud, (so he says). Next, I have no idea when I stop listening to music, so this time of sending the email is questionable inaccuracy. Since John did not attempt to resolve the music issue, this only confirms his behavior was a part of his scheme, against Dylan, to make him the bad guy....

John also had the 40x18-ft are in front of his duplex

it had not been mowed in 2-months, the grass was over the 

the top of my 1-foot tall wheels on my mower 

and had to mow it several times

My Jeep was Vandalized

Oct. 16, 2020  went outside and my Jeep besides my garage had a flat tire...but I had not driven it in several days. I called Geico and the man came out.  He tried to air up the flat on my front R and discovered a large 16 penny nail. The tire held air just long enough to get to the tire store and a new tire.


So we went to the spare on the back and found an icepick hole in the side of the tire, making it worthless a $250 tire that was full the day I bought my Jeep. The green dart is in the hole!!

We had some wine Sunday and last night how was it over there with the music??


Dec. 4 decided to talk with John about the music his truck and the black pickup was there but, John refused to answer either door and I could hear the doorbell and I was outside. John was just playing his mind games.


On Dec. 7, I rang his door again, several times and John finally answered. He opened the door and I told him I was having a lady over and wanted to check the volume level in his living room, so I could know the right volume levels. John stood in his doorway and just said, “NO” of course, I asked several times explaining I’ll turn up the music and just see when it comes through the walls. Again, “NO”….I said all I need to do is stick my head inside to hear the volume, easy. “NO” John never discusses anything.


Then, out of nowhere John asked me, “Do you use drugs?” and my immediate reply, was “Why” ????? that was a strange question…he had never brought the topic up before and doing it right now!!


Jeff from 1016 came and said, “My girlfriend just got in a wreck in my new car. I had spoken to Jeff several times and he said, can you take me to the wreck and I went to get my keys. Came back and she was being taken somewhere else. He just had to wait now, his car was towed off. When we spoke before he was walking his dogs and I asked if anyone was mad at me over there. He said, “No, it wasn’t your fault.”

Now John does not work for 6months and can pay his bills and will not let me even stick my head inside the doorway. The first thing I thought was he’s growing marijuana and it smells. The other is he is dealing in stolen goods with the 3-Mexican boys, I saw over there or probably, both.

Well, John do you remember when I rang your doorbell and I wanted to see how loud it was during the day and you were so fucking busy you could not be bothered for 2 min...and now you want to complain....


Why tell me tell Xin Min there's no insulation.. while you are at it tell him about the 3-guys you have living there....if you are lucky he will raise your rent...


Before it was the bass and now its the voice..... and I had the music at 1/2 volume

I will just send this email to Xin Min and let him know about the situation for you...........


****I did not see or hear from John again!!

I watch basketball and football games all the time and the commercials are always loud, but when you are watching a game you’re not thinking about that. I never had a problem with the previous neighbor, but he had a house full of furniture and had both oars in the water, John was never given any oars, in Life…..

Dear Ms. Matthews:


This is to acknowledge receipt of your letter dated February 10, 2021 regarding the above-captioned tenant.


Ms. Matthews, from your letter, I have not seen an iota of evidence of any alleged violation by my other tenant , John Slu der , that allegedly deprived the quiet enjoyment of the rental premises by Mr. Stephens. Statements such as "He believes " and "He thinks" that Mr. Sluder injured him by slashing his ti re, dealing in drugs and harboring illegal aliens are pure fabrications and hearsays not substantiated by facts (Mr. Stephens made the latter two statements personally to me in an attempt to have me evict Mr. Sluder for no cause but never went to the police about all such claims); the evidence I have is that Mr. Sluder had politely asked Mr. Stephens to turn down his music even before the incident on January 1, 2021, so that Mr. Sluder could have quiet enjoyment of the hal f of the rental premises, as he is entitled to, yet Mr. Stephens persisted in his behavior.


When Mr. Stephens brought the situation to my attention, I listened to both sides of the story. It is my strong belief that Mr. Sluder tried to deescalate the situation and went to the police to file a nuisance report only as a last reso rt; I suggested to Mr. Stephens that he buy a good pair of headsets to listen to music, so as not to disturb anyone else in the neighborhood and Mr. Stephens became belligerent and called me a few names, along the line of similar words he used in his email communications with Mr. Sluder, which I would not even care to repeat here.

Ms. Matthews , Section 126 of the Oklahoma Residential Landlord & Tenant Act applies in equal measure to Mr. John Sluder and Mr. Dale Stephens. Mr. Stephens cannot unilaterally accuse Mr. Sluder of things that Mr. Sluder did not do and for which Mr.

Stephens had no evide nce , while engaging in the same behavior that his neighbor is wrongfully accused of. He should be grateful that I did not even evict him on these grounds.


While Mr. Stephens certainly can terminate the lease agreement earl y, he should not expect to receive his security deposit back, since he is the person who is breaching a valid lease agreement with no just cause. In your letter, you stated: "He has the right to cancel the lease, and will let you know when he is moving out. He expects nothing less than a good recommendation for his new premises. He has been apprised of his legal rights, including suing in civil court." You are essentially saying that a tenant who causes a nuisance and who wantonly breaches the lease is still entitled to a good recommendat ion, is that right? And it seems, according to your letter, all rights are reserved to him, while I should have no rights at all as a landl ord, with your thin ly-vei led threat of a civil lawsuit , if he does not get his way. I do not appreciate it.

If Mr. Stephens tones down his animosity to everyone and becomes more reasonable, there should still be a pathway to a more satisfactory resolution of the matter.
